4 Hardwick Street, a 12,000 sq ft former Victorian warehouse stripped back to its original industrial integrity and revealing a wealth of features, makes this building a unique and desirable working environment for any aspiring business.
New River Yard sits amid terraces of Georgian townhouses in a tranquil area, yet is just moments away from vibrant Exmouth Market, a buzzing social quarter, with gastro pubs, bars, shops, restaurants and cafés. It’s also within easy walking distance of Islington’s more established Upper Street, and the village-style atmosphere of Clerkenwell Green.
Conveniently located for public transport, New River Yard is within easy reach of Farringdon, Angel and King’s Cross St Pancras stations, affording both local and national services in all directions. Once operational, the Elizabeth line will connect Farringdon to Heathrow Airport in just 32 minutes, ensuring the area's continuing growth as a thriving commercial centre.

In February 2020 we announced our commitment to become a net zero carbon business by 2030. We plan to do this through driving down energy demand across our portfolio, investing in renewable energy and offsetting the residual carbon emissions we cannot eliminate.
Regeneration is at the core of our business model, through the refurbishment of our existing portfolio like New River Yard, and the development of new ones. As part of this process we have a responsibility to ensure our buildings operate efficiently and are resilient to climate change.
We procure electricity from renewable supplies and are working to do the same for the gas our buildings use. Despite targeting energy reduction initiatives and using renewable energy, there will be carbon emissions we cannot avoid. These will be offset using certified carbon offsetting schemes which will only be used as a last resort.
We know our net zero carbon commitment cannot be achieved alone and we are keen to work with our occupiers to promote sustainable working and support them in achieving their own ambitions.
At Derwent London design and architecture are always at the forefront of our vision for every project we undertake. As such, we seek to create spaces and places in which businesses and people can flourish. We are innovative and design with people in mind, partnering with the most talented architects and designers who share our passion and regard for the finest artisanship.
As at 30th June 2020, our portfolio in London was 5.3 million square feet with a value of around £5.3 billion.
